Buying Your Own Hunting Ground: What Defines a Private Hunting Ground

Under the Federal Hunting Act, contiguous tracts of land totaling at least 75 hectares that are owned solely by one owner constitute a private hunting district. The federal states may set higher minimum sizes; in mountainous areas, the minimum is sometimes several hundred hectares. The owner decides for himself whether to hunt on the property or lease the hunting grounds and is not dependent on a hunting association, as is the case with a communal hunting district.

For buyers, this means that when they purchase the land, they also acquire the hunting rights. The price of a private hunting ground is therefore composed of the value of the land—usually forest, farmland, or grassland—and the hunting value, which is determined by the game population, hunting grounds infrastructure, and location.

Classic Forest Hunting Ground

Purely forested hunting grounds typically contain roe deer, wild boar, and other small game species such as foxes and hares. In some hunting grounds, there are also red deer, fallow deer, or mouflon, which significantly increases demand. At the same time, the forestry operation generates revenue from forest management.

Exclusively Small Game Hunting Ground

Areas dedicated exclusively to small game are generally part of agricultural land or entire farms large enough to serve as private hunting grounds (> 75 ha). Ownership provides a wide range of opportunities to shape and improve the habitat of our small game species, such as hares, pheasants, partridges, and foxes. At the same time, these areas generate income from the owners’ own agricultural operations or from leasing the land.

Mixed field-and-forest hunting grounds with hunting lodge

In mixed hunting grounds consisting of forests, fields, and, in some cases, bodies of water, other small game and, where applicable, waterfowl are also found. If the property includes a hunting lodge, a forester’s house, or a spacious hunting estate, the hunting ground also becomes a (second) residence—as was the case with a spacious mill estate featuring extensive private hunting grounds that we brokered in 2026.

What Determines the Value of a Private Hunting Ground

Two hunting grounds of the same size can differ in price by a factor of several times, because in addition to the value of the forests and fields, four hunting-related factors come into play.

Wildlife Species and Populations

Red deer, fallow deer, and wild boar make a hunting ground particularly attractive to big-game hunters, while roe deer and small game can be found almost everywhere. A healthy population, as evidenced by the hunting quotas from recent years, attests to the quality of the hunting ground.

Area and Parcel Consolidation

A contiguous, well-defined hunting ground is worth more than a scattered area that is just slightly larger than the minimum size. The proportions of forest, fields, and water also determine which game is present.

District Facilities

Existing hunting stands, hunting platforms, game fields, a game room, and a hunting or forest lodge save the buyer years of construction work, which is why their condition is also factored into the appraisal.

Location and Peacefulness

Proximity to metropolitan areas increases demand, but also the pressure on the area from hikers and horseback riders. A quiet hunting ground without heavily trafficked trails is therefore more valuable for hunting.

There are more people looking for private hunting grounds than there are available ones.

Frequently Asked Questions About Private Hunting

Here, we answer the questions we're asked most often. If you'd like to know more, please call us or send us a message.

A private hunting ground is a hunting district owned by a single individual. According to Section 7 of the Federal Hunting Act, the requirement is that the land consist of contiguous areas suitable for agricultural, forestry, or fisheries use totaling at least 75 hectares. The owner may hunt on the property himself, provided he holds a hunting license, or may lease the hunting ground.

The Federal Hunting Act requires a minimum of 75 hectares of contiguous land under a single owner. The states may increase this minimum size; in Bavaria, it is approximately 82 hectares, and in high-altitude mountain regions, 300 hectares. Public trails, roads, and railroad lines generally do not break up the contiguity of the land.

The majority of the price is accounted for by the value of the land—that is, the forests, farmland, and grasslands. Added to this is the hunting-related value derived from the game population, facilities, and location. Because the minimum size required for purchase is 75 hectares, private hunting grounds typically cost in the seven-figure range. For a specific hunting ground, we can provide you with a realistic price range.

Yes, ownership of the land is not tied to a hunting license. To hunt, you need a valid hunting license; otherwise, you must lease the hunting grounds or hire someone authorized to hunt. In any case, hunting must take place on the hunting grounds because hunting rights are tied to the obligation to manage the game population.

Private hunting grounds are rarely listed publicly because many sellers prefer discretion. If you submit your search profile to us—including your preferred region, size, game species, and whether you’d like a hunting lodge included—we’ll notify you as soon as a suitable hunting ground comes up for sale. One example of such an offering was a 141-hectare hunting ground with forests and lakes located ten minutes from the outskirts of Cologne.

Our properties include, for example, hunting grounds in the Eifel, the Harz Mountains, the Sauerland, and the Uckermark.
